Nick is the Co-Founder of Yale Fraser Properties and oversees corporate strategy, capital structure, and growth initiatives. He leads the sourcing and management of debt and equity relationships, helping position the company for long-term success.
Simone Fraser
Simone is the Co-Founder of Yale Fraser Properties and oversees real estate acquisitions for the company. She is responsible for sourcing, analyzing, negotiating, and closing off-market real estate opportunities throughout the Southeast and Midwest.
Company Timeline
The initial interest in real estate investment sparked when co-founders Nick Yale and Simone Fraser began listening to podcasts and reading books to gain a foundational understanding of the real estate industry. After carefully analyzing the pros and cons of various asset classes, they decided to focus on manufactured housing communities and self-storage facilities.
Armed with their newfound industry knowledge, Yale and Fraser identified high-growth markets in Florida and began cold-calling property owners to find off-market opportunities. In 2021, they successfully closed on two mobile home parks and one self-storage facility, all secured through direct-to-owner marketing. Committed to maintaining control over operations, they decided to manage all properties in-house and began building their own management company.
In 2022, Yale and Fraser expanded their focus to include RV parks and campgrounds in response to increased competition in the manufactured housing sector. This strategic pivot led to the acquisition of three RV parks and two additional self-storage facilities. That same year, they achieved a significant milestone by completing their first full-cycle transaction: the successful sale of a manufactured housing community purchased in 2021.
Yale Fraser Properties continued its growth in 2023, acquiring three RV parks and two self-storage facilities, all sourced through direct-to-owner marketing. At the same time, they focused on developing robust systems and procedures for their management company, streamlining operations and ensuring scalability as their portfolio expanded.
In 2024, Yale Fraser Properties broadened its investment focus to include multi-tenant industrial properties, recognizing the growing demand for flexible commercial spaces in key markets. Leveraging their direct-to-owner marketing expertise, they successfully acquired three multi-tenant industrial properties under the Pro Business Centers brand. In addition, they continued strengthening their portfolio in their established asset classes, closing on one RV park and one self-storage facility.
